RULES OF PRICING

In the absence of proper pricing, no combination of
promotion, home preparation, or improvement is likely to produce a
reasonable sale.

As a rule of thumb, a successful marketing strategy
should generate an accepted sales contract within 30 days for at least 95% of the list price.

Overpricing a home is the most serious mistake commonly
made in marketing residential properties.

Longer time on the market does not equate to a higher
sales price. A sense of urgency must exist in the buyers' minds for
them to act.

Statistically, the strongest offers for a seller are
those early in the marketing process.

Fear of losing....the mindset that generally produces the
most favorable contract of sale for a seller.

"What do I have to do to buy this home?"
This buyer's mindset is the goal of a successful marketing strategy.

"I wonder what the seller will accept?"
This buyer's mindset is one to be AVOIDED.

The market for a particular property is defined by its
asking price. Price determines who comes to see what is available
for sale.

Supply and demand drives our marketplace. If the
supply is properly priced, the demand will exceed the supply, thus
creating the best environment for you as a seller.
*An agent has NO control over the market, only
the marketing plan. Never select an agent based on price. This is the
single most common mistake made by home sellers when choosing an agent.
